Honestly how would this plan even work? Like how do you KNOW who you're renting to is 100% cis? I think with current housing discrimination laws you can't just straight up ask you potential tenants "are you cis?"
I mean I feel the obvious thing is to mention rent goes to a trans charity on the rental agreement or something. If anyone comments they're trans do a sneaky reduced rate or make it free.
I'm pretty sure even that would be illegal. Also even if you pull it off I think you're setting up a bad situation if you're having trans and cis people housing in the same building but you're openly having the trans people pay less and providing a better service while also dicking over the cis tenants.
Most people aren't going to care one way or another what the rental agreement says, they just want to access housing for as cheap as possible.
Could have the company name mention it's trans e.g Transgender Housing Authority to see if anyone says anything. Frankly I don't care if something is illegal I care about if it interferes with what I'm doing, landlords rarely get touched on these things
Housing discrimination laws are pretty harsh (for good reason, cuz you know segregation and everything), if any of your tenants found out about this there's be lawyers cuing up to help them sue you.
There's a dozen ways around this I feel because of racists, like I could donate it to a charity I also own and say that it's a trans benefit charity and then have it "pay" me back the reduced rate each month. This is kinda how nearly every church functions, the church is controlled by the pastor who has a tax free house paid for by the church on the same lot as the church.
Honestly if you have the capital to become a slumlord there's probably safer and easier ethically dubious ways to raise money for trans charities. Do a crypto rug pull or open a liquor store or something.

I mean this is probably a good idea, we've also been considering buying commercial space (maybe a mixed commercial residential space idk if that even exists here) to fund it. Exploiting a jet ski store does go down smoother. I was hoping for a more numerical analysis from someone on what the best course to do is but very few people are handling trans commune shit rn we're all like astronauts
Basically I'm at the point where we can expand things but we can't take out a ton of loans, it needs to be paid down somehow beyond what we make currently.
I'm more concerned about after the original purchase, the goal would be to rapidly expand the operation to essentially solve trans homelessness in the city I'm in.
If that's you're plan you're going to run into the same problem everyone else who's tried to do "rainbow capitalism" in the past has, to stay successful in the market economy you're going to have to ruthlessly compete with others which will require you to constantly degrade your morals. You will get to the point that just exploiting your cis tenants won't be enough. Eventually you're going to end up in a position were you have to evict a trans person who raise rent on an NB tenant. You may solve homelessness but you'll just end up as the local LGBTQ community slumlord.
