  9. AI Slop: Don't post AI generated content. Posts about AI race/chip wars/data centers are fine.

If communism had a thousand years to develop, we'd all have lifespans of 400 years via the eradication of disease and propagation of open-source cybernetics, the Earth's climate would be at pre-1800 carbon values, global habitats would be protected by cultural practice, children would be raised in true community, cars would be a historical relic, and the local neighborhood bar would have the sort of substances you can't even conceptualize.

I want to be clear on where I stand. I believe both Nicolas Maduro and Miguel Diaz-Canel are dictators. Their administrations have stifled free and fair elections, jailed political opponents, and suppressed the free and fair press.

So as long as the material conditions for people in NYC improve, he can co-sign whatever western talking point he wants then? That's not acceptable to me. It makes every step forward feel hollow, because I have to wonder when this will happen again.

Zohran is popular and likeable, people listen to what he says. For a lot of people, he'll be their introduction into socialism. When he says Cuba is run by a repressive dictator, people will accept that. Sure, it's on us to dispel the misinformation, but we won't reach everyone that he does. In my opinion, we can't be tepid about this. He's doing good things, but there needs to be serious accountability for throwing international solidarity out in the process.

This is TERRIBLE News! HOW will Landlords make a PROFIT if they can't RAISE Rents for Buildings that they do ZERO Maintenance on? WHAT happens if all the Landlords LEAVE? THEN who will OWN the Buildings people ALREADY live in and Maintain on their OWN without any Financial Incentive? THINK of the POOR LANDLORDS Libtards!

He’s overwhelmingly popular, even with your average lib. He has ~70% job approval so far, which is even higher than his favorability of ~60%. Pretty impressive to have that number of people who openly say they aren’t a fan of admit you’re doing a good job

He’s more popular now than when he won the election, and that’s saying a lot. Regular people genuinely love the guy, despite the mainstream media doing their best to manufacture scandals.

His biggest “scandal” so far was a snowball fight where NYPD officers claimed to have been violently assaulted, but the entire thing is on video from 100 angles and it’s just a snowball fight lol

Tough decision I'm sure, as his opponents who lost the election would tell you

(I'm not doubting he did this to genuinely help people, I'm just saying that trying to win the votes of the majority over the minority is supposed to be an easy choice that just basically walks into your lap)

Google says rent-stabilized units are "about half" of rental stock, so that's substantial. Still, would be nice for it to apply to all leases.

I wouldn't be surprised if they attempted to wait it out and just not rent, though this would be picking a regulatory fight as I believe NY has vacancy laws.

As of now, their move looks like it's going to be trying to get rent control in its entirety struck down by the courts, or at least fundamentally change how the Rent Guidelines Board functions in order to overrule this

i need to know what the stats and numbers look like for this. like ok, you did a rent freeze, maybe that saves a lot of poor people some money, but why specifically 1-2 year leases? why not freeze all rents? what are they prioritizing here, what are the numbers? what target are they trying to hit? is anything holding them back?

Rent stabilized units in NYC (~40% of rental stock) are only offered in 1-2 year leases because the Rent Guidelines Board sets the rate for the maximum rent increase by % on a yearly basis. Landlords are required to offer a lease renewal to tenants in rent stabilized units at the end of their 1 or 2 year lease period

I believe the point is that rent freezes normally apply to leases longer than 2 years but personally i’ve never signed a lease longer than a year so I would guess this affects more people than most rent freezes have before.

I would also guess this doesn’t apply to people who signed leases with planned rent increases.
