We’ve tried lots of variations on that where I live but I have a lot of hope for

MBTA is a regional transit authority centered on Boston but covering 1/3 the state. Boston has done transit-oriented zoning/development for decades to encourage more walkable neighborhoods, higher density housing near transit. However now it applies everywhere in the system. All the surrounding suburbs must also zone for higher density housing near transit.

We’ve never been successful trying to enforce lower cost housing but maybe it’ll work encouraging more housing, near transit, and walkable

The best is to mix, in my neighborhood in the Netherlands you have some free standing single family homes, big apartments, small apartments, row houses (what we have), mix of social/private, and with shops available on foot/bike. This is in a "village" a bit outside the big towns. Suburbs have basically the same format with a bit higher apartment towers but you get the public transport directly to the center on top (and pay accordingly for the privilege). Now unfortunately, good planning and infrastructure is only one part, because the prices are definitely crazy here as well and it's a big issue, but that's due to the capitalism aspect of it, not the urban planning.

Yeah the only reason I want a detached house is because I build stuff and I'm loud and I need room to move wood around. I would love to live in an apartment downtown if it came with a workshop or something. That's not even offered. you would just need to buy 2 different places.

And upzone existing ones, starting with the zones with the largest minimum lot size.
