Theres no one single issue, but all of the above happening at once AND a population boom at the same time to top it off. We need an all-of-the-above approach to fix it too. Remove zoning restrictions, make lending for multiplexes easier, build public housing as fast and as much as possible, and found new towns... to name a few.

Um, yeah, thats what happens when you lay off entire planning departments; up-jurisdict the decisions, and make them political footballs. Each team is going to go as far in their direction as they can and nothing will ever get done. We need a robust infrastructure commission with a healthy budget and mandate, free from political influence.

My parents 100yr old house is fully plumbed for gas (water, furnace, stove, fireplace), and a conversion would be financial insanity. They WANT to build a multiplex to have 4 units so they can stay on the main floor + rent out 3 to pay their retirement, but THEY ARE NOT ALLOWED TO.
